Most Common Roofing Problems

The following are some of the most common roofing problems that can affect your roof. If you detect and correct them early, you can save a lot of money.

Moisture and leaks

Almost all roofs are prone to the damages caused by leaks and moisture. Bad weather such as wind, rain, snow, ice and hail can cause moisture to penetrate under the layers of the roof causing the development of leaks and rot. These leaks could be caused by poor installation of the moisture barrier, damaged flashing or poor adhesion. The water falling into the building space can cause damage to other property besides weakening the roofing structure.

Poor drainage and ponding water on the roof

According to the National Roofing Contractors Association, ponding water on the surface of the roof for more than 48 hours is considered undesirable. A one inch deep pond weights about 5.2 pounds per square foot. This additional load on the roof could weaken the structural integrity of the building with the possibility of roof collapse. Clogged drainage screen, poor drainage of HVAC units and gutters could cause ponding water on the roof. You should consider tapered roof installation, adding roof drains and cleaning the drains regularly.

Thermal shock

Thermal shock causes shrinking and blistering in the roof membrane. Roof types such as EPDM rubber roofs are at great risk of damage due to thermal shock. In extreme temperatures, the sun can cause extensive damage on the roof. Dark colored roofs will absorb more heat from the sun and experience more shrinking and expansion leading to cracking; loosened roof flashing and exposed seams depending on the type of the roof. This will eventually lead to other problems such as leaks and punctures.

Poor installation and poor servicing

Due to cost constraints some people may opt for cheaper roofing or rarely get roof servicing and maintenance. Roofs made of sheet products and roofs with exposed seams and open laps are at risk of extreme damage from blow-offs, outdoor hazards and puncturing among other problems. Most roofing problems often begin as minor hitches such as ponding water or overhanging tree branches. Without proper servicing and maintenance these problems often go undetected for a long time and the amount of damage continues to increase. Normal wear and tear of the roof is unavoidable but proper maintenance can keep the roof in great condition for longer and at a lower cost than repairing to replacing the entire roof structure.

Poor workmanship

Poor workmanship is a real threat for your roof especially if you are working with unqualified contractors and roofing companies. There is an increased risk of an error occurring with your roof such as improperly installed flashing leading to a higher risk of puncturing and leaks. Poor workmanship also reduces the entire system’s life expectancy. When it comes to roof installation and services, it is advisable to work with experienced and accredited commercial roofing contractors. With unqualified contractors, the initial cost may seem like you are making a great saving but the cost of repairs and re-installation later on will be more expensive than hiring a great contractor with great workmanship.
